My sister owns the property at 122 Grassy Hill Road in Lyme, CT.  The large flat, 6 acre parcel abuts a tributary from Rogers Lake.  Most of the property is in wetlands.  The property includes a small ranch house that she wishes to keep, and a barn.   There is 2 acre zoning so she is interested in spinning off the 4 acres with the barn.  Purchaser would be responsible for subdivision costs. She would be open to leasing the 2 acres surrounding the house to the farmer who purchases the other 4 acres.  She is also open to short term owner financing.
